When Ryan bought his home five years ago, the home inspector gave him a heads-up: “Within the next ten years, you'll need to address the temporary supports holding up the structure.”
At the time, it didn’t seem urgent. The screw jacks had done their job—until recently.
One weekend, while working in his basement, Ryan felt it. The floor shifted slightly underfoot, and that lingering comment from the inspector echoed in his mind. He knew the time had come. After five years, it was no longer something he could ignore—his home needed real support.
To fix the problem, we started by jackhammering the basement floor to make room for our precast concrete footings. Once those were set, we temporarily supported the home to safely remove the old screw jacks and replace them with our engineered SmartJack system. Each SmartJack was topped with a solid metal plate to provide long-term, reliable support.
Because Ryan’s floor joists were in decent shape—just cracked, not rotted—we didn’t need to fully sister them. Instead, we cut custom three-foot sections of 2x8 lumber, scabbing each joist with precise reinforcement to restore their strength without overbuilding.
Today, Ryan’s home stands solid. No more worrying if the floor will dip. No more wondering if the house is holding on by a thread.
