Basement Waterproofing Before & After Photos

This homeowner contacted Basement Systems of New York because their home had a cinder block post-and-beam foundation with a dirt-floor crawlspace. Upon their yearly inspection of the space, they discovered a hole over ten inches in the cinder block above the frost line. Their main priority was to address the foundation issues that they were currently dealing with, as well they wanted to clean up and encapsulate their crawl space.

To take care of all the issues plaguing their crawl space, we first removed all the old fiberglass from the crawl space ceiling. Next, we started to dig our basin hole for our SuperSump plus sump pump system with a discharge line out to daylight, which we then tied into our SmartPipe waterproofing system. Once this was completed we started to excavate and remove their deteriorated support system, which we then replaced with ten SmartJack support systems. 

Finally, we sprayed 3" of closed-cell spray foam on their rim joists, installed our Basementaire dehumidification system, and encapsulated the entirety of their crawl space with our patented 20 mil CleanSpace encapsulation system with drain mat underneath it. By doing this we can keep any water from seeping into their crawl space, as well as use the path of least resistance to direct any water to our SmartPipe waterproofing system and directly out of their home through our patented SuperSump plus sump pump system. 

After installing our patented systems these homeowners noticed immediately that the structural integrity of their home vastly increased, as well that their home was much more comfortable thanks to all of the systems that we implemented in their crawl space. These homeowners could not have been any more pleased with how their project turned out. More importantly to them, than anything was that they had peace of mind restored back to them.

This homeowner first reached out because his radon levels were still dangerously high, even after installing two mitigation systems from another contractor. Something wasn’t adding up. When our team inspected the space, we uncovered the full picture: Not only was radon still entering the home, but water was also seeping up through the floor, especially in the corners where the wall and floor meet. Two problems. One vulnerable foundation. And a family counting on us to get it right.

The Challenge: A Monolithic Foundation

Because the home was built on a monolithic foundation, we couldn’t use a standard waterproofing approach. Cutting into the wall‑floor joint would risk the structural integrity of the entire slab. So we turned to our dual‑stage waterproofing system engineered specifically for situations where precision matters more than brute force.

The Fix: Protecting the Structure While Solving the Problem

1. Waterproofing Without Compromise

• We jackhammered a trench several inches off the wall‑floor joint to avoid weakening the monolithic slab.

• We installed our perforated drainage pipe and gravel, tying it directly into the sump pump to carry water safely out to daylight.

• Then we applied DryTrak along the wall‑floor joint, positioned in front of our weep holes so every drop of water is captured and expelled.

This system keeps the foundation strong while keeping the basement dry.

2. Radon Sealed Out for Good

With the water issue under control, we addressed the radon problem at its source. We applied three inches of closed‑cell spray foam across the crawl space floor and sealed the rim joist—creating a continuous, airtight barrier that prevents radon from entering the home.

This property management company contacted Basement Systems of New York to see how we could help alleviate the water problem, that their tenants were dealing with. During heavy rainstorms, their backyard would flood, and water would flow into the basement, in between the foundation wall, and their sill plate. Upon our Design Specialist completing his consultation he realized that the issues they were having with water were caused due to the pitch of the backyard.

For us to alleviate the water problem at hand we had to install a curtain drain. In order to handle this, run off the drain was installed in an eight to sixteen-inch deep by one-foot wide trench. Then we filled the trench with gravel, then we, placed filter fabric along the top of it. Next, we placed our perforated pipe in the trench with more filter fabric and gravel. Finally, we ran our discharge line to daylight. By implementing this system, we were able to make sure that their backyard does not flood, as well that no water would penetrate their home or sill plate. Installing curtain drains are not a way to waterproof a home, but they do help mitigate surface water and are a different approach to help with a water problem.  

By implementing our system, we were able to remediate the water problem that they were having, prevent rotting of their sill plate, and more importantly, bring peace of mind back to everyone.

These before and after pictures show the transformation of a space into something much better. This basement has our patented ThermalDry installed to allow water vapor to circulate underneath and dry out, while creating a thermal break that makes the floor's surface eight to ten degrees warmer than the concrete below.

This homeowner sought our help to transform their wet basement into a usable space. After inspection, we identified the need for a year-round dry basement and implemented a Dual Waterproofing system. Traditional systems were not suitable due to the home's monolithic foundation, which utilized the slab as a footing. Moreover, we addressed structural concerns by providing permanent support through the installation of Smartjacks. Additionally, the crawl spaces required attention, as the existing beams spanned too large an area, and sections of the footing were undermined.
